Section 8 Proceedings

After fourteen days have passed from serving the section 8 notice, court proceedings can be brought to obtain a possession order and an order that the tenant pays any outstanding arrears. This service includes the claim form being prepared and sent to the court, preparation for the hearing and representation at the hearing.

Price: £1250 inc. VAT, court fee and court representation. 

After two months have passed from serving the section 21 notice and the tenancy has been brought to an end, court proceedings can be brought to obtain a possession order. These are known as ‘accelerated possession proceedings’ and should only be used where the only thing sought is a possession order. This service includes the claim form being prepared and sent to the court and a possession order being sought.

Price: £1000 inc. VAT and all court fees.

After two months have passed from serving the section 21 notice and the tenancy has been brought to an end, court proceedings can be brought to obtain a possession order and, where necessary, an order that the tenant pay the unpaid arrears. This service includes the claim for being prepared and sent to the court, preparation for the hearing and representation at the hearing.

Price: £1500 inc. VAT

If the tenant doesn’t vacate the property after the time ordered by the court, instruct us to arrange for a bailiff to enforce the possession order and evict the tenant. Alternatively, if the tenant does leave the property within the time ordered by the court but hasn’t paid your arrears and any other sums awarded, instruct us to arrange for a bailiff to enforce the order.
